Fees & rules — all of them, in one place.
Every fee KRealtyProperty charges is listed on this page, written into the smart contracts, and visible on-chain per property. There are no other fees. The contract — not this page — is the enforcement mechanism: the split happens inside the same transaction that moves the money.
Our principles
- We earn when you earn. Our income is a servicing fee on rent actually collected — never on money raised, never on time passing.
- Our overhead is ours. Compliance, audits, licensing, company insurance, staff and infrastructure are paid from KRealtyProperty's fees — never billed to buyers or investors on top.
- No interest, anywhere. Nothing on this page is a rate on borrowed money. There is none in the system.
- Hard caps in code. The contracts cap what fees can ever be set to — even by us.
- Everything auditable. Every fee taken, reserve release, and distribution is an on-chain event anyone can query, forever.
Fractional rental properties
When rent arrives, the contract splits it in one transaction:

Reserve rules: reserve funds can leave only through a release that names the recipient, the amount, and a written reason — recorded as a public audit event. The reserve balance and full release history are visible on each property's page in the marketplace.
Splits are computed on what actually arrives. On-chain payments carry the settlement network's small rail fee (that fee is the network's, not ours); the contract splits the net amount received, so the percentages above are always honest.
Interest-free home financing

Down-payment rule: home buyers start with a minimum 15% down payment (maximum 95%). The minimum is enforced in the contracts (BuyRequests, DealFlow) — a request below 15% is rejected on-chain, not just by this page.
Pricing rules: the unit price references current independent appraisals, and the rent benchmark comes from comparable market rents — not from any interest-rate index. Term updates are on-chain events, visible before they apply.
Owner-side costs: insurance, major repairs, the annual appraisal and SPV administration are borne by the investor side pro-rata to their remaining share (the co-ownership substance), priced into the rent benchmark — the buyer never pays a separate ops bill.
Trading
- Primary offerings: no platform fee. You pay units × price; proceeds go to the seller.
- Secondary marketplace: no platform fee. Peer-to-peer offers settle at the posted price — the contract takes nothing. Units escrow when an offer is posted and return in full if cancelled.
- The only third-party cost is the settlement network's rail fee on payments, which applies to any transfer and goes to the network, not to KRealtyProperty.
Property taxes
Property tax is the one cost that can take the property if unpaid — a tax lien outranks every owner and investor. So it is handled inside the same on-chain money flow as everything else:
- Who pays: on home financings, the buyer — 1/12 of the yearly bill is escrowed automatically inside every monthly payment. On rental properties, the owners (investors) — the monthly tax amount is withheld from rent before the fee and reserve split, so distributions are always net of tax.
- Published inputs: the escrow amount is set from the county assessment, and the assessed value and tax rate behind it are published on-chain with the terms — anyone can verify the arithmetic.
- Audited payments: money leaves the escrow only through a release naming the recipient, amount, and memo (e.g. "Alameda County, 1st installment") — a public event, forever.
- Public early warning: every property exposes a live escrow status — expected accrual vs. actually escrowed and paid. A shortfall is visible on the property page months before any county delinquency notice would exist.
KRealtyProperty takes no fee on tax escrow — every dollar withheld goes to the taxing authority or back to the owners.
Valuation rules
- Only independent appraisers can post valuations — the contract rejects the operator's own key.
- Every valuation waits out a public review window (30 days by default, shown per property) before it binds. Until then, the previous value stays in force and the pending one is visible to everyone.
- Valuations drive unit pricing in financings and inform the marketplace — so the review window is your window to object before numbers change.
Eligibility & compliance rules
- KYC for everyone: every holder — buyer or investor — is identity-verified; the token contract enforces the whitelist on every transfer.
- Accreditation for primary offerings, enforced on-chain at purchase time.
- Lockups: some offerings carry an initial lockup, visible on-chain before you buy. Lockups can be shortened, never extended.
- Compliance powers, always audited: account freezes, forced transfers, and key-loss recovery exist for legal compliance — each emits a public event with its reason. Nothing is silent.
